1. Cancellation & Refund Policy
No cancellations, date changes, or refunds will be accepted under any circumstances after payment is completed.
By completing payment, you acknowledge and agree that:
- Your booking is final and non-cancellable.
- No refund will be issued regardless of reason (illness, emergency, travel disruption, etc.).
- Date changes and room changes are not permitted.
- No-shows are treated as a cancellation with no refund.
If you would like a cancellable booking option, please book through Airbnb (Retreat Base) or Airbnb (Skyview Base), where Airbnb's standard cancellation policy applies.
2. Check-in & Check-out
- Check-in: From 16:00 (4:00 PM)
- Check-out: By 10:00 (10:00 AM)
- Self-check-in using a key lockbox. Door code will be provided in your confirmation email and guest guide.
- Early check-in / late check-out may be available on request — please contact us in advance.
3. House Rules
- No smoking indoors. (Outdoor smoking area available.)
- No parties, events, or gatherings beyond registered guests.
- Please keep noise to a minimum after 22:00.
- Pets are not permitted.
- Maximum occupancy as stated at time of booking.
- Please treat the property with care. Damage beyond normal wear will be charged.
4. Payment
- Payment is processed securely through Stripe. We accept all major credit and debit cards (Visa, Mastercard, American Express, JCB, etc.).
- All prices are in Japanese Yen (JPY).
- Payment is charged in full at time of booking.
5. Accommodation Registration (Minpaku)
Ao Base operates as a registered private lodging facility under Japan's Minpaku Law (Act on Private Lodging Business). For compliance purposes, the following information is collected at booking:
- Full name
- Country of origin
- Number of guests
- Stay dates
This information is used solely for accommodation reporting to public health authorities as required by law, and is not shared with third parties for marketing purposes.
6. Liability
Ao Base is not liable for loss, theft, injury, or damage to personal belongings during your stay. Guests are responsible for their own safety and belongings.
In the unlikely event of a property emergency (e.g., facility failure), we will make every effort to provide alternative accommodation or a full refund at our discretion.
1. キャンセル・返金ポリシー
決済完了後は、いかなる理由によるキャンセル・日程変更・返金もお受けできません。
決済完了をもって、以下の事項に同意したものとみなします：
- 予約は確定・取消不可です。
- 病気・緊急事態・旅行障害等、いかなる理由でも返金はいたしません。
- 日程変更・施設変更は承れません。
- ノーショウ（無断不泊）は返金なしのキャンセル扱いとなります。
キャンセル可能な予約をご希望の場合は、Airbnb（リトリートベース）またはAirbnb（スカイビューベース）からご予約ください。Airbnb標準キャンセルポリシーが適用されます。
2. チェックイン・チェックアウト
- チェックイン：16:00以降
- チェックアウト：10:00まで
- キーボックスによるセルフチェックイン。ドアコードは予約確認メールおよびゲストガイドにてご案内します。
- アーリーチェックイン・レイトチェックアウトは事前ご相談ください（空き状況による）。
3. ハウスルール
- 建物内は全面禁煙です（屋外喫煙スペースあり）。
- 登録人数を超えるパーティー・イベント・集会は禁止です。
- 22:00以降は騒音にご配慮ください。
- ペットの同伴はご遠慮ください。
- 定員は予約時の人数とします。
- 施設を丁重にご利用ください。通常損耗を超える損害は請求させていただく場合があります。
4. お支払い
- Stripeによる安全なクレジットカード決済を採用しています。主要カード（Visa・Mastercard・American Express・JCB等）が利用可能です。
- 料金はすべて日本円（JPY）表示です。
- 決済は予約時に全額一括でお支払いいただきます。
5. 宿泊者登録（民泊法）
Ao Baseは住宅宿泊事業法（民泊法）に基づく届出住宅として運営しています。法令上の義務から、以下の情報をご予約時に収集させていただきます：
- 氏名
- 国籍
- 人数
- 宿泊日程
収集した情報は、法律に基づく保健所等への宿泊実績報告にのみ使用し、第三者へのマーケティング目的での提供は行いません。
6. 免責事項
Ao Baseは、滞在中のお客様の紛失・盗難・怪我・手荷物の損傷に対して責任を負いかねます。お客様の安全および所持品の管理はお客様ご自身の責任となります。
施設設備の故障等、不測の事態が発生した場合は、代替施設のご案内または全額返金を誠意をもって対応いたします。
